How to become a section 8 landlord

I wanted to know how to become a section 8 landlord. My friend suggested me sign up with the section 8 program with a long term vision… The program is beneficial both for the home owners as well as for the low income group tenents. So if you have a property that you’re keen to put on rent, the section 8 landlord program can be a good choice for all times to come and I believe its time for you to fill up the section 8 landlord application as soon as possible.

I came to know that section 8 housing voucher program is meant for subsidizing a portion of each tenant’s monthly rent, based upon their income so that all low income families can be offered safe, decent and sanitary living conditions. Came to know that the program is federally funded and all landlords and tenents falling in the low income group can take advantage of this facility.

Conclusion, becoming a section 8 landlord isn’t that hard, and infact it’s good for both the owner and the tenent. The owner has to screen the tenent and preapprove the tenent for at least a 1 year lease, requiring the landlord and the tenant to execute HUD’s lease addendum.

An annual inspection is done by SPHA inspectors inspect housing units to make sure that the tenent is offered quality living conditions with no repairs or issues pending… If there are issues, then those issues are to be addressed by the landlord within 30 days of inspection… Overall, in due course of time, it proves to be highly worthwhile to fill up the section 8 landlord application even before you get started with a tenant.

Was searching for a compact up-to-the-point book that could guide me thoroughly and that I could have with me all the time. Just now found and downloaded this guide called Your rights and responsibilities as a Renter, part of my inquisitivty to first update myself with complete legal information on leasing and renting a home. I believe every landlord SHOULD first prepare himself/herself with all information and only then should one get into any short-term or long term contract with the tenents so as to prevent all troubles and conflicts of the future. This guide seems to be providing complete information on landlord requirements and guidelines for HUD section 8 package and the certification process and all forms involved while you get complete education on the rules, responsibilities and rights of a landlord signed up with the section 8 landlord programme. I believe this guide gives you a general info on the section 8 program whether you belong to california or michigan or ohio or new jersey or new york or illinois or michigan or georgia or texas or any other state of USA.

If you are a landlord from any of the following places, then I believe this programme is a must for you :

  1. Boston, MA
  2. Tampa, FL
  3. Miami, FL
  4. Philadelphia, PA
  5. Reston, VA
  6. Richardson, TX
  7. Baltimore, MD
  8. Atlanta, GA
  9. Cleveland, OH
  10. Minneapolis, MN
  11. District of Columbia

Well, for now, I think this will take at least a week of all my pass-time to go through this book completely… Need to know all legal duties and responsibilities of Landlords that tenents can claim anytime to create trouble. I want to know my rights that protect me from baseless claims and demands of the tenents. Need to know all liabilities and legalities and need to make sure my property doesn’t gets into trouble due to any info I don’t have right now.

I’d soon go for this landlord section 8 program!
